Your monthly retainer covers every service listed in your plan — inspections, reporting, contractor coordination, emergency response, pre-arrival preparation, and everything else specified in your tier.

It does not cover the cost of contractor work. When your property needs a plumber, a pool technician, or a landscaping crew, we engage them and supervise the work. The contractor's fee is passed through to you at cost — what they charge us is what you pay — plus a 15% coordination fee for sourcing, briefing, supervising, and verifying the work.

Estatemost retained

$1,100 – $1,500/month

  • Fortnightly inspections with written photo reports
  • Full contractor coordination, supervision and invoice verification
  • Pre-arrival preparation for every owner visit
  • Asset register and preventative maintenance schedule
  • Pool and mechanical system health monitoring
  • One emergency callout per month included

  • Unlimited phone and WhatsApp during business hours (8am–6pm weekdays)

Best for: absentee owners visiting 4–12 times per year. Properties $1.8M–$6M.

White Glove

$1,950 – $2,900/month

Best for: properties $3.5M+ with complex systems, high visit frequency, or active works.

All plans: 12-month rolling agreement, 30 days written notice to exit. Contractor costs passed through at cost + 15% coordination fee, itemised monthly with receipts. Works above your pre-agreed spending authority require written approval before engagement. Keys held under our documented custody protocol.

Exclusions

What is never included
in any Steward & Co. plan.

Short-stay, holiday or residential rental management — including Airbnb listing management, guest communications, booking coordination, or collection of rental income. Steward & Co. does not hold a real estate agent licence and does not provide these services under any arrangement.

Direct provision of cleaning, gardening, pool servicing, or any trade work — we coordinate and oversee qualified contractors. We do not employ or directly provide trade or domestic services.

Financial or investment advice relating to the property — including advice on whether to sell, lease, refinance or develop. Property financial reporting (included in some plans) is informational only.

Legal advice — we can coordinate with your solicitor and provide property condition information to support legal matters, but we do not provide legal advice or act as a legal representative.

Founding Client Programme

Eight founding client positions. Six remain.

Founding clients receive the full Steward & Co. service from the first inspection — not a pilot, not a reduced offering. What they receive in addition is a guarantee that their founding rate will not increase by more than CPI in the first three years, and the disproportionate personal attention that comes with being among the first properties in our care.
