The gap was always obvious. Nobody was filling it.
The Northern Rivers attracts people with exceptional properties. Many of them live somewhere else — in Sydney, in Melbourne, occasionally overseas. They bought here because they love what this place is. And then they discovered that owning a home 1,000 kilometres away is a different kind of problem than owning one around the corner.
The tradespeople who work here know the locals. The contractors who respond quickly are the ones who know you. The inspections that matter are conducted by someone who understands what a Byron Bay winter does to a pool pump, or what the summer storm season means for a roof not built for it. That knowledge takes years to accumulate and cannot be imported.
There were property managers who handled leases and bookings. There were cleaning companies and garden services. But there was no one whose entire purpose was to act as the owner's local presence — to protect the property as an asset, to know it intimately, and to be accountable for everything that happened to it between visits.
We built Steward & Co. to be that.

Every client works directly with our founding team. There is no junior account manager, no rotating roster of inspectors, no call centre. The person who visits your property is the person who answers your phone call.
We conduct inspections on a fixed schedule — not when something goes wrong, but every month, without exception. The report you receive is a written record of your property's condition: every room, every system, every concern noted with photographs and a timestamp.
When your property needs attention, we coordinate. We do not carry out the physical work — we engage the right trade from our established network, confirm the scope, supervise the execution, and verify the outcome before an invoice is approved. You receive one monthly statement. Not four contractor invoices you have never seen before.
When you are arriving, we prepare. When a storm passes through, we attend. When something needs a decision, we call you with the information, not with the problem.
We report proactively, not reactively.
Your monthly report arrives whether or not anything is wrong. When everything is fine, you receive confirmation of that. When something needs attention, you receive the information, the recommendation, and in most cases, the action already underway.
We never spend without authority.
Your service agreement specifies a pre-agreed spending authority — the amount we can commit without prior approval when something needs immediate attention. Above that threshold, we present the scope and the quote and wait for your written confirmation.
We are accountable for every contractor.
Every trade we engage on your behalf has verified insurance and a signed contractor agreement with us. We supervise the work and inspect the outcome. No invoice is approved until we are satisfied. If the work is not right, we do not pay for it until it is.
We are your local representative, not your agent.
When your property requires a council interaction, an insurance assessor meeting, or a neighbour conversation, we attend as your appointed representative. We carry a Letter of Authority from you. We act in your interest, with your knowledge, and within the limits you define.

Steward & Co. works in close partnership with Harding Landscape Construction — one of the Northern Rivers' most respected studios for premium residential landscaping, hardscaping and outdoor design.
That relationship is not a marketing arrangement. It is the reason our clients have access to a contractor network built over years of working on properties like theirs. The plumber who returns our call in two hours. The landscaper who knows what the garden should look like and what it needs to stay that way. The builder who understands the difference between fixing something and fixing it properly.
These relationships were built through the volume and quality of Harding's work across the region. Our clients inherit them.

We work across Byron Bay, Wategos, Lennox Head, Suffolk Park, Broken Head, Ewingsdale, Coopers Shoot, Bangalow, Newrybar, Brunswick Heads, Mullumbimby, and the broader Northern Rivers region.
We do not work outside this region. Not because we cannot, but because the value of what we do — the contractor relationships, the local knowledge, the ability to be on-site within the hour — depends on being genuinely embedded in one place.
We do not intend to grow beyond the point where every property matters.
Most service businesses measure success by how many clients they have. We measure it by whether every client feels as though they are the only one.
That means we maintain a deliberately limited portfolio. We currently have availability for a small number of new clients. We do not maintain a waiting list — if we are at capacity, we will tell you so when you enquire, and suggest a timeframe.
If you are in the right situation and we have capacity, the next step is a brief conversation — usually 20 minutes — followed by a complimentary property audit. You are not committing to anything. We are simply establishing whether the fit makes sense on both sides.
